Dear Homeowner:

The Annual Meeting of The Villages of Chisholm Ridge Homeowners Association will be held at 6:00 P.M. on Thursday, October 27, 2016 at 7405 Howling Coyote.  The Association is a non-profit corporation chartered under the laws of the State of Texas and, as such, is required to hold an Annual Meeting. The purpose of the meeting is to (a) review the Association’s financial and operational activity over the past year, (b) elect two (2) new Board Directors, and (c) address any new business brought before the Association. 

To conduct a homeowners meeting, a quorum of ten percent (10%) of the members must be represented in person or by proxy.  In order to be sure of a quorum, please sign and date the enclosed Proxy and return it via email to: jjones@principal-mgmt.com, fax to: 817-654-1717, or mail to: Principal Management Group, 9001 Airport Freeway, Suite 450, North Richland Hills, Texas 76180, even if you plan to attend, as unforeseen circumstances do occur.  The Proxy will be returned to you upon your arrival at the meeting should you attend.

BOARD MINUTES

April 5, 2016

Present at meeting:
   Kyle Benoit
   Irene Norman
   Joe Thompson
   Frank Mann
   Norma Mann

Minutes of the January 26, 2016 Board Meeting were approved on April 6, 2016 by Kyle Benoit, Irene Norman, Joe Thompson, Frank Mann and Anita Wilson by  e-mail following the meeting on April 5. 

The Board welcomed our new Association Manager, Janel Jones. Looking forward to a great working relationship in the future. 

Items Discussed
  ACC Forms
    ACC forms should be on file for any type of modification such as fence and roof repairs. The forms are necessary for documentation to insure that fence and roof repairs are replaced with the same type and quality as the original.

  Dead Trees
     Some property owners have experienced difficulty keeping trees alive in their front yard.  Poor soil and ground conditions make it difficult for most trees to grow, even after repeated attempts. The Board discussed the possibility of planting smaller growing trees such as Red Buds. An ACC form would still need to be on file to document that attempts were made to replace dead trees.

Fining Policy
 Board discussed ways to simplify the fining policy.  Janel Jones will submit an updated policy for the Board to review.
