Annual Assessments

The HOA Board as opted to divide the HOA Annual Assessments biannually to help split up the bill into more manageable payments.  This changes has gone into effect for the 2012 year and payments will be due at the beginning and middle of the year.  The expenses of a credit check, title search and lien filing along with the late charges is enough to double your dues within a short amount of time.  However, you can avoid these fees by paying your Annual Assessments on time and keeping your account balance paid.

Bulk Trash Pickup

Bulk Trash Pickup in the City of Fort Worth in our neighborhood is on the 4th Monday of the month.  You should place bulky items on the curb by 7 a.m. Monday morning or as early as 6 p.m. the Friday before. If your pile is over ten cubic yards (about eight feet long, six feet wide and six feet tall), you will be charged extra. No plastic bags or garbage is allowed in the pile.  The city has until the following Saturday at 5 p.m. to pick up bulky items.

If your items are not picked up then you will need to contact the City of Fort Worth on the following Monday or put your items away for the next bulk trash pickup.  Please visit the City of Fort Worth website for more details (http://fortworthtexas.gov/solidwaste/bulk/).

Neighborhood Property Line

There has been concern for the new fence put up between our neighborhood and the Fossil Creek Tree Farm.  We are in the process of validating the property line and if there is a problems then we will look into getting it corrected.  Please not that Fossil Creek Tree Farm is our neighbor and it is his right to own cattle and to construct a fence to contain them.  If you have a question or complaint about the fence, please contact us.  However, you feel that he is in violation of any other city code or ordinances, then you are welcome to contact the City of Fort Worth to file a complaint.  In the mean time, let's be friendly neighbors and work together on this matter.  Thank you.

Cleaning Save Money

Did you know that it costs you as a homeowner to clean up the neighborhood?  Any garbage that is left on in our front yards and the streets eventually blows over to the common areas and creek beds where it builds up.  Because these areas are maintained by the association, we are allocating more of the HOA fees towards cleaning up trash than needed.  However, wouldn't you rather these funds be used for other purposes?

An inch in a pinch saves miles after a while!  

It's that simple - when you spot trash, take a brief moment to pick it up now and dispose of it properly.  When walking your dogs, bring a couple bags with you to clean up after you pet as you go.  After garbage pick-up, pick up any items that have fallen out.  You'll be surprised at how little time it takes to be proactive yet how much of a difference it makes in the bigger picture.

Lawn Care

Beginning in September our lawn care maintenance will change to include weeding of the front flowerbeds.  Maintenance will continue to be serviced by Sunspot.   They have already started the process of getting rid of the weeds in the flower beds by spraying roundup on the grass to kill the weeds before pulling them out.  This may take some time but they will keep working at it.

Sunspot can mulch any of the beds for the homeowners if they contact them.  The price is $7.50 per 3cu/ft bag.  You can contact Brian at Sunspot for quotes if you would like one.  Brian's number is 817-564-6005.

Community News - Garage Sale

Melinda is having a garage sale on Friday and Saturday, August 12 and 13.  This is not a community garage sale, however, for those interested in holding a garage sale themselves can taking advantage of the additional traffic coming into the neighborhood.

HOA Board Update - Goals

We are working to improve the community and have been meeting on a regular basis, about every two weeks.  While we are getting together and learing about our repsponsibilities and the community needs, our current goals are directly related to the finanical standing of the HOA and the landscaping issue.  We have already set in motion actions for both of those and hope to continue working towards our greater goal of financial stability and a happier community.  Thank you for your consideration and patience as we work together.
